SoPhilly Spotlight: Expensive On A Cemetery edition

Three cool things about  this week’s SoPhilly Spotlight: it’s big, it’s next door to a cemetery and it has access to a large, shared grassy area between a bunch of houses. But, wow, is it ever expensive for needing major renovations.

Coming in at a whopping $569,900, this double-wide rowhouse at 1108-10 Federal St. has 4 bedrooms, 2.5 baths and about 2,200 square feet. But it’s … a bit dated.

The house has a lot of assets, but you can get a brand new house that size. The buyers of this place would need to have some pretty specific tastes. What do you think about the $569,900 price tag?

    Unique opportunity but absurdly priced. There’s almost nothing inside that doesn’t need to be gutted & updated. I’d say 400k max and that’s probably too much.

    Agree that is a very high price. But I wonder, basically you’re getting two homes, if you think of it that way, not too bad. Again, it’s all about the location. You may have to gut it, but it will be in the right area.

    btw, it looks like last weeks (11xx Tasker St?) may have sold, sign is down.

    You have to gut the house and build on the lot, to me it’s only worth 350,000 and you would have to be someone with some vision.

    FYI ……I am one of the neighbors and that yard / lot is private property, not shared.If the seller is advertising this space as shared he is misrepresenting the property.
