I share an alley with this house…it’s right behind mine…I really hope they get $399,000…I’m not sure they could even get $275,000, but I’m hopeful!

Wow, this needs an adjustment in price or it will sit on the market for a LONG time. The house needs some upgrades, but it could be a good sell for $340k IF cleaned up, redecorated, appliances were all upgraded, etc. They may love animal heads, but most buyers at the $400k level may not.

Yikes. This house needs a total renovation. I know the neighborhood is hot, but $399,000…I do not see it happening. Maybe $200,000.

@Susan, while I agree that the asking price is too high, I can assure you it will sell for WAY more than $200K. Look at the comps……

If that house sells for 399,000 as is, I’ll eat my hat.

But where will I go to look at Deer heads in South Philly? Seriously though, $399 seems high for the square footage, but I’d be curious to see how high it goes for. It’s not like buyer has to keep the animal heads. It’s a great spot and if the house has good solid bones and mechanicals it should sell or a solid price.

My god, if someone is dumb enough to pay that price. Do people honestly believe that the property values are going up from this peak? Cool restuarants and bars can’t compete with the logic and embedded frugality of the upper middle class i.e., the intended audience for such housing, I mean right?
