SoPhilly Spotlight: Medallion-printed floors edition
Powder pink walls and medallion printed floors are just a few of the outdated, yet oddly charming elements of this East Passyunk Crossing home. While the new owners would likely need to put some work into updating the house, there is plenty of potential in this conveniently-located home.
This week’s SoPhilly Spotlight has 3 bedrooms, 2 bathrooms and 1,320 sq. ft. Located at 1622 S. 12th St., this home is currently listed for $370,000.
From the listing:
Meet this 3 bedroom, 2 bath quality home beaming with pride of ownership, many original details, a spacious rear yard, finished basement and so much more, all located on a beautiful tree-lined block in the heart of Passyunk Square!
Step into the wide open living/dining room with large window, custom tile floor, closet and chandelier.
The extra-large kitchen boasts tons of cabinetry, a stainless steel fridge, beautiful countertops and a door out to a super spacious rear yard- perfect for entertaining!
Upstairs you’ll find three bedrooms with parquet floors, closets and windows, plus a hallway bathroom with tub and bidet.
The finished basement offers a full bath, storage area, laundry and mechanicals. Ideally and conveniently located to everything ?
2 blocks to the subway, 1 block off Passyunk Ave and steps away from shops and restaurants galore!
yikes.
@Michelle C. LOL, I couldn’t have said it better myself.
For $370K one would hope for some updating. Putting granite counters in that horrendous kitchen is like putting lipstick on a pig.
Holy balls. If I’m paying $370K for a rowhome, I better not have to gut the whole place to make it liveable. How did their realtor not tell them to at least paint over the pink first?
Sure, “dated” may be an understatement, but what else is available in that area? Not much.
Plus it comes with a sweet Godfather poster
Real estate has went way up, and the reason for the price is the square footage. In most other 2 story row homes, there is much less space (900 – 1000). But this is way way outdated and pretty raw. The floors, the kitchen, the back patio. This is probably more in the $330k range.
I think they are including the finished basement in the living space square footage.
I don’t think you can count the basement as living space (even furnished)
I think 1300 sq ft is probably pretty accurate for 3 bd.
Yeah, the lot size is 920 square feet, so it’s definitely not counting the basement. Basement space *can* count as living space *if* it’s “habitable”: the stumbling block there is you need two exits and the windows in basements are usually too small and inaccessible to count.
The actual Zillow listing is telling. This house has been on the market since July and has already gone through 2 price cuts. Original price $395K!
Looks like a total gut job…
