New developments announced for 13th & South streets
New developments are imminent at 13th & South streets after years of vacancy. The Sansom Kabob House is moving to 1300 South St., in addition to the retail space and condos that are being planned.
In March, we broke the story of two four-story buildings with condos and retail space on the lower level planned for the vacant lot at the corner of 13th & South. Since then, more development has begun with the Sansom Kabob House announcing their move from 1526 Sansom St. to the long-time vacant storefront at 1300 South St.
The Sansom Kabob House’s last day in their current location is today, with plans of opening in the new location in October. From the looks of the location, they clearly have their work cut out for them to open within that time frame.
In addition to the move of the Sansom Kabob House, there is more information on the condos being planned next to the soon-to-be Kabob House location. The condos will be called the Residence at Twelve40, with 21 condo units, 18 parking spaces and retail space on the street-level. The new buildings will unfortunately block the long-standing mural on the side of the former location of Harry’s Occult at 1238 South St. More information on the buildings can be found here.

Sansom Kabob House is delicious. A welcome addition to the neighborhood. Hopefully they can hold down that corner for a long time.
I hear that pre construction sales of the Twelve40 project are not going well. Thus construction has not begun.
Does anyone have more info?
They just started a few weeks ago. How could they be going one way or the other yet?
I was referring to the big project on the SE corner, not the new kabob shop. That project has been in pre-construction sales phase for 6 months or more.
Answering my own question; just this week they posted a building permit and related documents on the site, put up a new sign advertising leasing for the commercial space and there was a man there yesterday doing some surveying work.
So it looks like they are getting started.
They started working in the kabob shop on the SW corner this week also. It looks like it is almost as big a project as the new construction across the street! 🙂
