Another mixed-use development is in the works near Broad and Washington
There are already developments in the works for the northeast and northwest corners of Broad and Washington, with the Blatstein development and another mixed-use development with apartments and retail. Now there’s yet another mixed-use development that could be coming to a location near Broad and Washington.
At 1111 S. Broad St., the location of a car mechanic and accessory shop, there are plans to demolish the current structure to make way for a 5-story mixed-use building with 42 residential units and a ground-floor retail space.
This 49,000 sq. ft. development is by developer Rory Scerri-Marion, along with his company, Ampere Capital Group.
According to these plans from the Ampere Capital Group website, the commercial space would be 1,981 sq. ft. on the ground floor. The entrance to the 42 apartment units would be through a lobby on Broad Street, as well. Apartment units in this building would be one and two bedrooms spaces. The plans seem to include apartments in various sizes, ranging from 576 sq. ft. to 840 sq. ft.
The property is already zoned as CMX-3, which means that the project, by right, already has the correct zoning to build on this property. That’s also why there haven’t been community meetings up to this point in the project like you’d see on other properties that need zoning changes prior to moving forward.
The plans for this development also include the relocation of the current tenant, 718 Motoring.

This is good news, positive development and the passing of another trash-store.
Do we really need more apartments in this area??? The Marine Club directly across the street always seems to have available spaces and there are already 50 apartments going in a block down in the old Armory. Plus, there is talk of 300 apartments at Washington Ave and 120 luxury apartments at Fitzwater. I am all for the development, but is that all we can build on South Broad is highrise apartments?
It’s on top of a subway station, what would you propose here? It’s a pretty good use of the space and reflect what the zoning of the property is.

The apartments going in at the armory are, on average, about twice this size and will be bundled with parking.
This development serves a completely different demographic, with smaller square footage and a more sensible parking ratio for a building on top of the Broad Street Line.
Further, housing demand has been growing steadily for the past 5 years or so, and South Philly has one of the lowest vacancy rates in the city.
Filling in Broad Street with additional density makes sense for the neighborhood and reflects a healthy and growing corridor. Maybe with more residents, and fewer nuisance businesses, they’ll pick up some of the trash. Hopefully they’ll build some demand for shops other than car wash, pawn shop, and check-cashing too.
That site’s been empty for weeks. The auto place moved down Washington Avenue. Parking lot’s fenced off too.
Traffic and parking are bad enough in South Philly, every one of these apartment buildings needs parking included.
What if we got really crazy and said people could buy as much or as little parking as they’re willing to pay for, and for the people who don’t want or need parking, developers can build housing without bundled parking?

Build by right is the way to go. No neighbors to talk to. No ZBA hearing to attend. No payment to lawyer to represent you. No backtalk from councilman who is not too happy with what you decided to do.
Just pick up the permits and start digging. And watch the wailing of the neighbors as your building rises.
Build by right is like showing a cross to a Dracula who will simply go away.
Isn’t that the purpose of the zoning code, to encourage certain uses without every project ending up in court.
It would be helpful to know what this new building is going to look like. Having HD as the architect is not a good sign, sortof like Daracula of the design world.
