SoPhilly Spotlight: EPX Starter edition

After getting carried away with lottery-sized ambitions, we’re going back to basics. This week’s SoPhilly Spotlight is an affordable $169,000. Sure it’s kinda small, and dated, but hey, that’s what sweat equity is for.

1913 Jessup 1913 Jessup1

1913 S. Jessup St. is a 2-bed, 1-bath home in only about 830 square feet, but the listing from Harvey Sklaroff Real Estate does note its best feature:

This property sits just minutes away from shopping, restaurants, public transportation and schools. Boasting newer windows and roof. Home is in move in condition, comes with a 1 year home warranty and is priced to sell for this hot area.

The 1900 block of Jessup is between Mifflin and McKean, 11th and 12th.

Holy pink bathroom!
Holy pink bathroom!

That’s about it in the way of details for this listing, which we couldn’t find on the realtor’s own website, so here’s a Trulia version.

But what do you think? Good deal or no?

    For $169K, sold within a week.

    Barring anything really wrong with this place that’s not listed, I actually think it is under-priced.

    I live right next door and heard from a neighbor that it sold already. However, that might just be block gossip.

    Would suprise me if it did sell that quick. $169 is really low, Put $50K into the place and it could be fab and just the way the owner wants it.

    Sweat equity indeed…. Personally do the demo on that ugly arch…. But yeah the price is reasonable.

    Great location but with $50k of work in it it’s only worth $240k. Alot of work for a little bit of equity.
    Buyers are getting killed right now. This shouldn’t be more than $120k. But someown will buy it.

    @Tina, just a tip, I’d ditch the @AOL email.

    @Carl: when the last time any house in that area has sold for $120K?? Maybe 2004?

    @Carl: Seriously? $120k? What decade are you living in? $120K doesn’t even get you a shell in EPX.
