Triangle-shaped lot at 8th and Washington to become mixed-use development
Last week we told you about fencing that suddenly popped up around the former location of Jesse G. Crab Shack at 8th and Washington.
We now know that this lot will become a five-story, mixed-use development.
According to Naked Philly, plans include a ground floor retail space, 16 apartments and an interior courtyard for residents. From the image below, you can see how the space will be utilized.
This development is being built by-right, same as the other nearby development at 12th and Washington.
What do you think?
Glad to see the space finally going through zoning. My firm had this for a number of years. Let’s hope the curremt owner makes it through the ZBA amd builds!

Wow glad they have enough space for a courtyard. What about parking. Thats a contention and concern in this nieghborhood.
Hmmm, you don’t say?!
Did someone say parking?
Glad to see a courtyard in the middle instead of parking. I wonder how many neighbors in multi-family developments in the neighborhood would have liked the choice to have a nice common area instead of surface parking on ground level.
Looking forward to this. As a poster on Naked Philly mentioned, pedestrians have it rough at intersection of 8th and Passyunk. Hopefully there are some improvements to traffic controls and … this is a stretch, but maybe bringing homes to this intersection will discourage Christopher auto shop from using sidewalks for parking
If you stand on that lot and look in any direction you will NOT see a five story building. I have a problem with that. This is a quality of life issue that impacts unfavorably on the neighborhood. As a property owner across the street not only will this block out afternoon sun, it will also create a parking nightmare. Adding 16 rentals with no parking is absurd.
